Under the house

Why people call a contractor about their crawlspace

Most floor problems start below the floor. Homeowners usually call because a floor sags or feels uneven, the floor bounces or feels soft, there’s a musty smell or dampness, or someone noticed damaged wood under the house.

Every house is different, so we don’t diagnose over the phone. An inspection of the crawlspace shows what’s actually going on and what the repair involves.

Warning signs

Is your floor telling you something?

These are common reasons customers contact a contractor. Seeing one doesn’t prove there’s damage, but each is worth checking.

  • Sagging or sloping floors

A room that dips in the middle or a floor that runs downhill toward one wall.

  • Bouncy or soft spots

Floor that gives or springs underfoot, especially near a bathroom, kitchen or exterior wall.

  • Damaged joists

Joists that look cracked, sagging or have been cut or damaged.

  • Deteriorated subfloor

Subfloor that feels soft or spongy, or shows staining and damage.

  • Moisture concerns

Dampness, condensation, standing water or a musty odor coming from the crawlspace.

  • Wood rot

Wood that looks dark, feels soft or crumbles when poked with a screwdriver.

Common questions

Frequently asked questions

Why is my floor sagging or uneven?
Floors sag when the framing under them (joists, girders and the posts or piers that support them) has moved, weakened or been damaged. Moisture, rot and settling are common causes, but it varies house to house. The only way to know is to look.
Are soft spots in the floor serious?
They can be. A soft spot often means the subfloor, or the joist under it, has absorbed moisture and started to break down. It’s worth having someone look before the damage spreads.
Can a sagging floor be leveled without replacing everything?
Sometimes. Other times damaged joists or subfloor need repair or replacement. It depends on what we find under the house.
What does a moisture barrier do?
A moisture barrier is a heavy plastic sheet over the crawlspace ground that helps keep ground moisture from rising into the framing and air under your home. Whether you need one depends on your crawlspace.
Do I need a crawlspace dehumidifier?
Not every crawlspace does. It can help control humidity in a damp crawlspace. We can tell you what makes sense after looking at yours.
